JEC’s iMiC Modular Office Space: Reshaping Sustainable Offices for a Low Carbon Future(只提供英文版)

As sustainability increasingly shapes how organisations plan and operate, office design expectations have evolved beyond functionality and aesthetics. Today’s workplaces are increasingly expected to deliver flexibility, operational efficiency, and measurable ESG outcomes.

At Jardine Engineering Corporation (JEC), Modular Integrated Construction (MiC) technology has been extended into interior office fit outs through the interior MiC (iMiC) Modular Office Space solution. iMiC responds directly to the growing demand for low carbon, resource efficient, and people centred workplaces, supporting Hong Kong’s wider green building ambitions.

A Smarter Approach to Low Carbon Fit Outs

Traditional office fit outs are often resource intensive and disruptive. iMiC Modular Office Space overcomes these challenges through off site prefabrication, delivering higher build precision, faster installation, improved site safety and significantly reduced on site disturbance.

These benefits were demonstrated in a full office renovation project for a Grade A Office in Wan Chai, where JEC delivered the fit out under a highly compressed programme. With neighbouring tenants remaining in operation, the iMiC approach enabled quieter installation and fewer on site works, allowing the project to meet tight timelines without compromising quality.

The controlled manufacturing process also enhances indoor environmental quality, supporting improved air quality, thermal comfort and acoustic performance for building users.

From an environmental perspective, iMiC delivers measurable benefits through the use of recycled materials and non‑polluting processes, including a 30% reduction in material waste, 50% lower embodied carbon per square metre, and over 75% reusability of modular components.

Designed for Adaptability and Circularity

Beyond immediate reductions in carbon and waste, iMiC Modular Office Space is designed for adaptability.  Its modular components can be reconfigured, relocated or reused as business needs evolve, helping to minimise unnecessary resource consumption over time.

This flexibility was demonstrated at headquarters of an educational institution in North Point, approximately 41 modular meeting pods were delivered using the iMiC approach. Designed from the outset for future relocation and reuse, the pods meet stringent acoustic requirements while allowing the institution to adapt its workspace layout as needs change—without generating additional fit out waste or disruption.

By extending asset lifecycles and supporting circular reuse, iMiC helps organisations reduce recurring costs while demonstrating credible ESG leadership aligned with circular economy principles.

A Market Ready ESG Solution

For corporates, landlords and developers navigating net zero targets and ESG reporting requirements, iMiC Modular Office Space offers a solution that is both practical and scalable.

Aligned with WELL and RESET standards and validated through a certified carbon neutral office pilot project, iMiC has progressed from pilot testing to real world adoption across education and commercial environments. Its application demonstrates how circularity, carbon reduction and healthy interiors can be achieved without compromising programme certainty or build quality.

More than a fit-out solution, iMiC Modular Office Space reflects a broader shift in how workplaces can contribute to a more sustainable built environment, helping organisations make tangible progress towards a smarter, greener, and more resilient future.
